Such needs might fall into any of the following categories:

Issue Resolution: 

All Boards must deal with tasks and decisions that are either critical or time sensitive.  The key to resolving such issues is to identify, review and assess all possible options with the goal of filtering the choices down to a manageable list based on feasibility, cost, time-to-deliver and just plain common sense.

 

We can assist throughout the process, bringing order to chaos.  Once the options are clear, we can help call out the pros and cons of each potential solution, leading to a recommended path forward while shortening the timeline to get to a resolution.

Communication Strategy: 

A common problem for most Boards deals with managing communications to the owners and residents.  Whether these are recurring messages or issue/project-related, we can assist in identifying gaps in communication, particularly regarding tone and setting expectations with the overall goal of reducing frustration.

 

The wrong choice of wording can often bring about unintended consequences, including anger and unrest.  A good solution can be ruined by a bad message.  This should be avoided at all costs!

Improvements in Clarity for Governing Documents: 

Your House Rules and By-Laws are the basis for most of the governance of your property.  And yet, they are never fully fleshed out to cover all scenarios that will take place where you will be asked to adjudicate various actions taken by your residents.

 

We can review and make recommendations against your House Rules and/or By-Laws to identify and remove areas of vagueness, loopholes, inappropriate time-sensitivity or other potential pain points.

Intra-Board Mediation: 

Boards are comprised of people.  People can get emotional, especially when their home is part of the conversation.  And while – ideally – everyone on your Board has the best interest of the property in mind, things often get heated regarding decisions and the approach to be taken to alleviate property issues.  Once such frustrations rise beyond a certain point, those emotions can cause rifts that interfere with calm and consistent decision making.

 

We can work with conflicted Boards to identify a single path forward and increase internal harmony.  There is no magic wand, but Boost Your Board can come in as an impartial third party and can take a clear look at all points of contention and provide mediation, negotiation and better understanding.

Vendor Vetting:

A common task that falls upon HOA Boards is to bring on vendors to handle various aspects of the property.  The vetting that takes place for many of these are often handled by a Management Company.  However, there are times when this isn’t viable, as you may not have a Management Company, or could be reviewing replacements.

 

We can provide unbiased experience in the review and vetting of key vendors including Management Companies, Board Counsel or Financial/Accounting Advisors to help ensure that the selection is a proper fit for the Board. 

Workshops & Training: 

Congratulations on joining your Condo/Co-op Board!  This means you are an Owner, and you were popular enough to be voted (or nominated) in.  …and that’s it.

 

There is rarely any further requirement to join a Board, and suddenly you’re making decisions.  No training class, no user manual and no history of precedents of what has been done before.  This can be scary! 

 

Your intentions are good, but you might make mistakes.  How can you avoid the more common errors?  How do you know you’re doing a good job?  How do you know if the person across the table from you is also doing a good job?
